Am I required to purchase renter’s insurance?
Yes, all units must be covered by a renter’s insurance policy.
Do I have to make an appointment or do you accept walk-ins?
We are glad to accept walk-in tours and appointments!
How do I apply for an apartment?
You can apply online or in our office.
How do I pay my rent?
Rent can be paid online through the tenant portal, or via check in the leasing office. We do not accept rent payments in cash.
How do I set up a tour?
Call us at 865-409-5576 or email us at info@southbanksknox.com to set up an appointment, or stop by during business hours for a tour. We ask that all guests provide a photo ID to the leasing staff before touring.
How do I set up my utilities?
Electric service will be through the Knoxville Utility Board. Water service is submetered for each unit and will be paid through your online portal. Cable and Internet is available through ATT or Comcast/XFinity.
How long does the application process take?
Typically between 48-72 hours.
Is there a bonus for referring friends to the community?
Yes, we offer referral bonuses to current residents whose friends/referrals move into our community. Referral bonuses are paid to current residents once the referral’s move-in is complete.
What are the up-front costs when I sign a lease?
Up front fees include the application fee ($50/resident), administrative fee ($200), and security deposit ($300).
What are your office hours?
Our leasing office is open from 9AM to 5PM Monday through Friday. We are available by appointment on Saturdays and closed on Sundays.
What is required to break a lease agreement?
We require a 60 day notice to vacate in writing to terminate a lease. In addition there is a termination fee equal to 1-2 month’s rent depending on how much time remains in your lease

Are there any fees for pets?
Yes, we charge a non-refundable initial pet fee and a monthly pet fee per animal.
Are there quiet hours for the common areas?
Quiet hours are from 10PM to 8AM
Are there weight or breed restrictions?
Yes, there is a weight limit of 75 lbs and no aggressive breeds are allowed.
Do you offer corporate leases?
We do not offer corporate leases.
Do you offer furnished apartments?
We do not offer furnished apartments, but we can connect you with furniture rental companies!
Do you offer short term leases?
The shortest term we offer is a 6 month lease.
How do I receive packages that are delivered?
Our community features parcel lockers for deliveries as well as an access controlled package center.
How is parking managed?
Our parking lots are reserved for residents only. There is a monthly parking fee for all residents. Permits are required for our parking lots.
Is your community pet friendly?
Yes, we are pet friendly! There is a limit of 2 pets per apartment.

South Banks features a fitness center, saltwater pool, outdoor kitchen, bike and kayak storage, pet grooming station, coworking space, rooftop lounge, and community lounge
What appliances are in the apartments?
All units come with stainless steel refrigerator, range, microwave, and dishwasher

The fitness center is open 24 hours
The pool is open from 10AM to 10PM

Where are the washer/dryer connections?
Each unit has connections for washer and dryer. We ask that tenants contact maintenance to inspect their connections before using their washer/dryer

South Banks is right across the river from Downtown in the South Knoxville neighborhood of Old Sevier. It’s a popular neighborhood full of restaurants, outdoor activities, and breweries.

Yes, the KAT Bus Route 40 has stops along Sevier Avenue, about a 5 minute walk from our leasing office.

Maintenance
Do I have to be present for service to be performed?
You are not required to be present for our service technicians to work on your maintenance issue. If you prefer to be home, please include that in your work order and we will do our best to accommodate.
Do you have on site maintenance?
Maintenance is on site Monday through Friday from 9AM to 4:30PM. We have on-call maintenance available for after hours emergencies.
What do I do if I am locked out of my apartment?
We have emergency maintenance available for after hours lock outs. There is a fee for lock outs.
What do I do if I have a maintenance issue?
You can submit a non-emergency work order through the online portal or call the office for assistance. If you have an emergency such as flooding, no heat or air in extreme weather, call our emergency maintenance line for immediate assistance.
What is done to prepare my apartment for move in?
Your future home will be painted, cleaned, and carpets will be steam cleaned for your move in. We will do a walk through with you on your move in day to inspect the unit.
